Choosing the right estate agent is one of the most important steps when selling your property or home. A traditional high street agent can help you achieve the best possible price, reduce stress, and guide you smoothly through the entire process.
With so many estate agents available, it’s essential to know what to look for. This Quick Property Sale guide explains everything clearly, helping you make an informed decision and choose an estate agent who truly represents your best interests.
- Understanding the role of an estate agent
An estate agent acts as the link between buyers and sellers, managing the sale of your property from start to finish. Their key responsibilities include:
- Accurately valuing your property based on local market conditions
- Marketing your home across online property portals
- Arranging and managing viewings
- Negotiating offers to secure the best price for you
- Handling paperwork and working with solicitors
A professional estate agent will help you avoid common selling mistakes and ensure a smooth transaction.
- Researching local estate agents
Local knowledge is vital when selling a property. Start by researching estate agents who operate in your area and have experience selling homes similar to yours. You can use this tool to investigate who is rated best. Here we use ‘Plymouth’ as an example location by clicking this link.
When comparing agents, consider:
- Online reviews and testimonials
- The number of properties they’ve sold recently
- Their average time on the market
- Their understanding of local buyer demand
Choosing a reputable local estate agent can significantly improve your chances of a quick and successful sale.
- Comparing estate agent fees & services
Estate agent fees can vary quite considerably. Some agents charge a fixed fee, while others take a percentage of the final sale price. When comparing fees, make sure you understand:
- Whether the commission is negotiable
- What marketing services are included
- If there are any hidden or additional charges
While it may be tempting to choose the cheapest option, value and service quality are just as important as cost.
- Evaluating marketing strategies
Effective marketing plays a major role in attracting potential buyers. A strong estate agent should offer:
- Listings on the main portals such as Rightmove and Zoopla
- Professional photography
- Virtual tours or video walkthroughs
- Floorplans
- Social media promotion
- Email campaigns to registered buyers
Ask to see examples of previous listings to assess the quality of their marketing.
- Checking thier industry credentials
Professional memberships show that an estate agent follows industry standards and ethical practices. Look for agents who are members of:
- NAEA Propertymark (formerly the National Association of Estate Agents)
- The Property Ombudsman (TPO)
- Royal Institution of Chartered Surveyors (RICS)
These credentials provide reassurance and peace of mind throughout the selling process.
- Assessing communication & customer service
Clear and regular communication is essential when selling a house. A good estate agent should keep you updated on viewings, feedback, and on any offers.
Before choosing an agent, ask yourself:
- Do they respond quickly to calls and emails?
- Do they explain the sales process clearly?
- Do they provide regular progress updates?
Poor communication early on can lead to frustration later on for you.
- Understanding the “Contract Terms”
Always read the estate agent’s contract carefully before signing. Pay close attention to:
- The length of the agreement
- Sole agency or exclusivity clauses
- Termination fees or any notice periods
- Commission and payment terms
Understanding these details will help you avoid unexpected cost, penalties or restrictions.
- Arranging a property valuation
Most estate agents offer free property valuations. It’s wise to get valuations from two or three agents to compare pricing strategies.
Be cautious of agents who suggest an unrealistically high price, as overpricing can lead to your property sitting on the market for too long. Too low a market valuation means they, most likley, want your listing to bulk out their ‘sales books.’
- Asking for recent sales data
A reliable estate agent should be happy to share details of recent sales in your area, including:
- Sale prices achieved
- Time taken to sell
- How close the final price was to the asking price
This information gives valuable insight into their experience and negotiation skills.
- Trusting Your Instincts
Finally, trust your instincts. Choose an estate agent who listens to your needs, understands your goals, and makes you feel confident throughout the process.
Selling your home is a major decision, and the right agent can make it far less stressful.
