1. Who we are
Quick Property Sale (“QPS”, “we”, “us”) is a trading name of Doug Hedley, a sole trader, of Golden Cross Lane, Catshill, Bromsgrove, Worcestershire B61 0LA. We are the “controller” of the personal information described in this policy.
We are registered with the Information Commissioner’s Office (ICO) under registration number ZB952193.
If you have any questions about this policy or your information, contact Doug by phone on 01527 317 061, by text on 07773 726 827, or by email at info@quickpropertysale.uk.
Quick Property Sale is committed to ensuring that your privacy is protected. We may change this policy from time to time by updating this page; the date at the top shows when it was last changed.
2. The information we collect
When you fill in a form on this website, call, text, WhatsApp or email us, or speak with us about selling a property, we may collect:
- your name and title;
- your telephone and mobile numbers and email address;
- the address and postcode of the property, and details about it (type, condition, tenancy, mortgage or other charges, and photographs you send);
- details of your circumstances that you choose to tell us, such as your reasons for selling, your timescale, and financial matters such as arrears or negative equity;
- if a sale goes ahead: proof of identity and address, proof of ownership, and information needed by solicitors, valuers and funders;
- records of our calls, messages and emails with you;
- technical information when you visit the website, such as pages visited and device/browser type (see Cookies).
We may also receive information about you from other sources: HM Land Registry (ownership and title), identity-checking services we use to confirm who you are, solicitors, valuers and your lender (with your consent), and people or businesses who pass your enquiry to us.
Some situations you tell us about – for example poor health, bereavement or a relationship breakdown – may involve sensitive information. Please only share what you are comfortable sharing. We only use it to understand your circumstances and help you, and we will ask for your explicit consent where the law requires it.
3. How we use your information, and our lawful basis
| What we use it for | Lawful basis under UK GDPR |
|---|---|
| Responding to your enquiry, calling you back and discussing your options | Taking steps at your request before entering into a contract; and our legitimate interests in responding to people who contact us |
| Researching and valuing your property and preparing an offer | Taking steps at your request before entering into a contract |
| Buying your property and completing the sale | Performance of a contract |
| Identity and anti-money-laundering checks, keeping records, dealing with legal claims | Legal obligation; legitimate interests |
| Improving our website and service using statistics about how the site is used | Legitimate interests (see Cookies) |
| Passing your enquiry to a trusted partner who may be able to help, where we can’t help you ourselves | Legitimate interests (helping you find someone who can assist). You can ask us not to do this at any time. |
| Sending you updates or information about other services | Only with your consent, which you can withdraw at any time |
Passing on enquiries we can’t help with: occasionally we may not be the right fit for your situation – for example, if your property is outside the areas we cover. When that happens, we may pass your enquiry to one of our trusted partners (another property buyer or property professional) so they can see whether they can help you instead. We only share the details they need to get in touch about your enquiry. As is common practice (for example with mortgage brokers), Quick Property Sale may receive a referral fee from the partner. Quick Property Sale does not charge you anything for passing on your enquiry. Any partner will explain their own terms, and any costs, before you decide whether to go ahead – and you are under no obligation to proceed with them. If you would prefer us not to pass on your details, just let us know at any time.
We do not use automated decision-making that has a legal or similarly significant effect on you.
4. Who we share your information with
We will not lease, distribute or exchange your personal information with third parties unless we have your permission, it is needed to deal with your enquiry or sale, we are passing your enquiry to a trusted partner as explained in section 3, or we are required by law. We may share it with:
- our colleagues who help us manage enquiries and sales;
- the regulated company that funds our property purchases, where you decide to proceed;
- trusted partners (other property buyers and property professionals), where we can’t help you directly (see “Passing on enquiries we can’t help with” above);
- solicitors and licensed conveyancers, and independent valuers or RICS surveyors;
- specialist advisers (for example debt or financial advisers) – only if you ask us to put you in touch;
- service providers who help us run our business, such as our website host, email, telephone and messaging providers (including WhatsApp) and website analytics providers;
- the police, courts, regulators or other authorities where the law requires it.
Some of these providers may process information outside the UK. Where they do, we make sure appropriate safeguards are in place as required by UK data protection law.
5. How long we keep your information
If your enquiry does not lead to a sale, we keep your details for 12 months after our last contact, in case you come back to us, and then delete them. If we buy your property, we keep transaction records for 6 years after completion to meet legal, tax and anti-money-laundering requirements.
6. Security
We are committed to ensuring that your information is secure. In order to prevent unauthorised access or disclosure we have put in place suitable physical, electronic and managerial procedures to safeguard and secure the information we collect.
7. Your rights
Under UK data protection law you have the right to:
- ask for a copy of the personal information we hold about you;
- ask us to correct information that is wrong or incomplete;
- ask us to delete your information;
- ask us to restrict how we use your information;
- object to us using your information, including for direct marketing (we will always stop marketing if you ask);
- ask us to transfer information you gave us to another organisation;
- withdraw your consent at any time, where we rely on consent.
To use any of these rights, contact us using the details in section 1. There is normally no charge, and we will respond within one month.
8. Cookies
A cookie is a small file placed on your device when you visit a website. We use:
- Essential cookies – needed for the website and its forms to work and to keep them secure.
- Analytics cookies – we use Google Analytics to count visits and see which pages are useful, so we can improve the website. We only use this information for statistical purposes. You can opt out at any time by using the Google Analytics opt-out or by blocking cookies in your browser.
- Microsoft Clarity – shows us in an anonymous, summarised way how visitors use our pages (for example clicks and scrolling) so we can fix problems. It only sets cookies if you accept them in our cookie banner.
- Third-party content – YouTube videos and Google Maps on this website only load when you choose to play or view them. YouTube and Google may then set their own cookies.
You can accept or reject non-essential cookies, and change your choice at any time, using the cookie button at the bottom left of every page. We do not use advertising cookies without your consent. You can also block or delete cookies in your browser settings, although parts of the website may not then work properly.
9. Links to other websites
Our website may contain links to other websites of interest. Once you have used these links to leave our site, we do not have any control over that other website and are not responsible for the protection and privacy of any information you provide while visiting it. You should read the privacy statement of the website in question.
10. Complaints
If you are unhappy with how we have handled your information, please contact us first – by email at info@quickpropertysale.uk, or using the other details in section 1 – so we can try to put it right. We will acknowledge your complaint within 30 days and let you know the outcome without undue delay.
