Selling in Solihull

Sell My House Fast Solihull - a straightforward cash sale

Solihull homes often sell well, but even here a sale can drag on for months, and a chain can fall apart just before exchange. If you need a definite sale on a date you can plan around, waiting for the right buyer isn’t always an option.

As cash buyers we don’t need a mortgage, so there’s no lender’s valuation to hold things up and no chain behind us. We look at your property, make a fair, no-obligation cash offer and, if you accept, work to a completion date that suits you.

You deal with Doug from your first call to completion. He’ll be honest with you about whether a cash sale or an estate agent is the better route for your home.

About the area

Solihull: a market town with an airport on its doorstep

Solihull is a market town about 8 miles south-east of Birmingham city centre. The town had around 126,600 residents at the 2021 census, and the wider borough, which stretches from Castle Bromwich in the north to the countryside around Hockley Heath and Balsall Common, had around 216,000. The borough is also home to Birmingham Airport and the NEC.

A little history

Solihull had a royal charter for a weekly market and an annual fair by 1242. Its parish church of St Alphege, built of red sandstone from around 1220, is grade I listed and has a spire 168 feet high, which you can see from across the town.

The town grew quickly in the 20th century. Land Rover vehicles are built at the Solihull plant, and the Touchwood shopping centre was opened by Queen Elizabeth II in July 2002. Brueton Park and Malvern Park together give the town centre around 130 acres of green space.

Getting around

Solihull station has Chiltern Railways trains to Birmingham and London Marylebone, and Birmingham International station, next to the airport and the NEC, has fast trains to London.

The M42 runs along the eastern side of the borough, with links to the M40 towards London and the M5 and M6. For many buyers, being this close to the motorways, the airport and the railway is one of Solihull’s biggest draws.

Local property

Homes in Solihull and the surrounding villages

The borough has a wider mix of housing than its reputation suggests, and each type brings its own selling points:

  • Inter-war and post-war semis. Family homes in Olton, Shirley and Elmdon, many extended over the years. Older extensions and loft conversions without the right paperwork can raise questions during the legal work.
  • Larger detached homes. Bigger houses in Knowle, Dorridge and the villages, where buyers often expect a high standard and a dated kitchen or roof can change what they will offer.
  • North Solihull estates. Chelmsley Wood, Kingshurst and Smith’s Wood have many former council houses and maisonettes. Some were built with non-standard methods that lenders look at closely.
  • Flats and retirement apartments. Town-centre flats and retirement developments can come with service charges, ground rents and lease terms that put some buyers off.
  • Village and rural homes. Cottages and bungalows around Meriden, Balsall Common and Hockley Heath sit in green belt countryside, which protects them but limits what can be built nearby.

Every home is different. Its condition, tenure, location and paperwork all shape who will buy it and how quickly.

Why choose us?

A local buyer you can speak to directly

We’re not a national “we buy any house” company. When you call, you speak to Doug - the person who will look at your property, make you an offer and see the sale through. We’re based in Catshill, near Bromsgrove, a short drive from Solihull along the M42.

We’ll explain the process clearly, answer your questions honestly and keep you informed throughout. If we’re not the right fit for your situation, we’ll tell you.

There are:

  • No estate agent fees.
  • No chains.
  • No hidden charges.
  • No obligation to accept our offer.

Your circumstances

When a cash sale can make sense in Solihull

If your home is in good order and you have time, an estate agent may well get you the best price. A cash buyer is usually more useful when something about the property or your situation makes the usual route harder:

  • A probate or inherited home. Executors often need to look after, insure and clear a family home while the estate is settled. Our guide to selling a probate property explains the steps.
  • Downsizing or a move into care. When a care home place or a new home depends on the sale, a fixed completion date can matter more than waiting for a top offer.
  • A home that is hard to mortgage. Non-standard construction, a short lease on a flat or problems found by a surveyor can stop a buyer’s lender. As cash buyers we don’t need one.
  • Rented homes. We can buy with tenants in place. Landlords with several homes can read about selling a portfolio in one go.
  • Money worries. If you’re behind with payments or owe more than your home is worth, speak to your lender and get free, independent advice first, for example from MoneyHelper. Our page on negative equity explains the options.
  • Separation. If you’re separating, a quick, clean sale can help you both move on. See our page on divorce and separation.

A cash sale won’t suit everyone. A cash buyer will usually offer less than the full open-market price in return for speed and certainty, so compare your options first. We’ll always be honest with you about them.

Local knowledge

What affects a property sale in Solihull

However you sell, a few practical points make the biggest difference:

  • Condition. A dated kitchen, an old roof or damp affects the price, and in Solihull buyers often have high expectations.
  • Paperwork for past work. Extensions, loft conversions and removed walls need the right approvals, and missing certificates can slow the legal work.
  • Location. Being near Solihull or Dorridge station, a good primary school catchment or the M42 appeals to different buyers than a quiet village street.
  • Tenure. Leasehold flats and maisonettes come with lease lengths and charges a buyer’s solicitor will look at closely.
  • Your priorities. The best price, certainty, speed or the least hassle. Most people have to decide which matters most.

Knowing the borough helps us look at a Solihull property quickly and give you a realistic answer, but every offer still depends on the individual home.

Frequently Asked Questions

Do you buy houses in all parts of Solihull?

Yes. We buy across the borough, from Castle Bromwich and Chelmsley Wood to Shirley, Knowle, Dorridge and the villages. If you’re not sure, just ask.

How quickly can you buy my Solihull house?

Because we buy with cash, there’s no mortgage or chain to wait for. The legal work sets the pace, and we’ll aim for a completion date that suits you.

Do you buy ex-council homes in north Solihull?

Yes. We buy former council houses and maisonettes in Chelmsley Wood, Kingshurst, Smith’s Wood and elsewhere, including homes of non-standard construction. Tell us about the property and we’ll be honest about whether we can make an offer.

Are there any fees?

No. You won’t pay estate agent fees or any hidden charges when you sell to us.

Can you buy a flat with a short lease?

Often, yes. A short lease can put off buyers who need a mortgage, but we look at each flat on its merits. Let us know the years left on the lease and the charges.

Is a cash sale the best option for me?

Not always. If your home is in good condition and you can wait, an estate agent may get you a higher price. A cash sale suits people who need speed or certainty more. We’re happy to talk it through with no obligation.

Still unsure?

If you’re thinking about selling your Solihull home but aren’t sure it’s the right move, we’re happy to talk it through. We’ll explain your options clearly and confidentially.

There is no pressure, no obligation and no hard sell - just an honest conversation to help you decide what is best for you.
