A property can become unwanted surprisingly quickly. It may be an inherited house sitting empty, a rental that costs more than it earns, or a former family home you need to leave behind after a difficult change. When the property is adding pressure rather than value, knowing the best ways to sell unwanted property can help you take back control.
There is no single right route for every seller. The best choice depends on how quickly you need to move, the condition of the property, whether tenants are involved and how much certainty you need from the sale. What matters is choosing a route that works for your circumstances, not simply following the usual estate agent path because it feels familiar.
Best ways to sell unwanted property in Britain
Sell through an estate agent
For sellers with time on their side, an estate agent can be a sensible option. Your home is marketed to buyers on the open market, viewings are arranged and you may achieve a higher price than through a quick sale route, particularly if the property is in good condition and in an area with strong demand.
The trade-off is uncertainty. Marketing can take weeks or months, and accepting an offer does not guarantee completion. A buyer may struggle to secure a mortgage, reduce their offer after a survey, or pull out altogether. If you are selling an empty home, you will also need to consider ongoing council tax, insurance, maintenance and utility costs while you wait.
This route tends to work best when the property is straightforward to sell, you are not facing a deadline and you can manage the viewings, negotiation and potential delays.
Use an auction for a clear deadline
An auction can bring a firm date to a sale that has been dragging on. Once the hammer falls, the buyer usually pays a deposit and is committed to completing within the timeframe set out in the auction conditions. This can suit unusual homes, properties needing major renovation, empty houses and investment opportunities that may appeal to cash buyers.
However, an auction is not automatically the fastest or simplest answer. You will normally need to prepare a legal pack before the auction, pay entry and marketing fees, and set a realistic reserve price. If bidding is weak, the property may not sell. If it does sell, the final price can be lower than you hoped, especially where there are repair issues or limited demand.
An auction is worth considering when a defined completion date matters more than achieving the highest possible price, but it is wise to understand every cost and condition before committing.
Sell directly to a property buying company
A direct property sale is designed for homeowners who value speed, privacy and certainty. Instead of listing the property and waiting for a buyer, you speak to a buying company about your home and situation. If their offer is right for you, the sale can move ahead without open-market marketing, repeated viewings or a chain of buyers and sellers.
This can be particularly helpful for inherited properties, tenanted homes, properties in poor condition and homes that have failed to sell through an estate agent. It can also provide a practical way forward when redundancy, debt concerns, relocation, separation or probate has made a long sales process feel impossible.
The key trade-off is price. A genuine quick sale offer will usually be below the price you might achieve on the open market because the buyer takes on the risk, costs and work involved in reselling or improving the property. In return, you may gain a quicker, more predictable sale and avoid spending money on repairs, staging or months of holding costs.
A reputable company should explain how its offer has been reached, give you time to consider it and make clear whether it will cover legal fees. You should never feel rushed into signing paperwork or pressured to accept an offer that does not suit you. At Quick Property Sale, the starting point is a no-obligation conversation about what you need, including whether another selling route may be better for you.
Sell to a landlord or investor with tenants in place
If your unwanted property is let, selling with tenants in place can avoid the difficult task of asking them to leave before the sale. Some landlords and investors actively seek properties with established tenants, as rental income can begin from day one.
This route depends on the tenancy, the rent being paid, the property’s condition and the local rental market. A strong tenancy may make the property more appealing to an investor, while rent arrears, disputes or major repairs can narrow the pool of buyers.
Selling with tenants in place can be less disruptive for everyone, but clear communication remains essential. Your legal responsibilities as a landlord continue until completion, and prospective buyers will need accurate information about the tenancy and the property’s income.
Improve the property before selling, but only where it pays back
It is easy to assume an unwanted home needs a full refurbishment before it can be sold. Often, it does not. Major renovation can cost far more than it adds to the eventual sale price, particularly if you need to sell soon or are managing a property from a distance.
Small, practical jobs can sometimes make a difference: clearing rooms, fixing obvious safety issues, cutting back an overgrown garden and dealing with minor cosmetic damage may help buyers see the property more clearly. But a new kitchen, extensive damp work or structural repairs should not be undertaken simply because you think every buyer expects perfection.
Ask yourself three questions before spending money: will this work genuinely increase demand, can I afford the delay, and is there a buyer who would purchase the property as it stands? A cash buyer or property company may be comfortable taking on work that an ordinary homebuyer cannot.
How to choose the right sale route
Start with your deadline. If you need funds for another purchase, have an upcoming repossession date, or are paying for an empty property you do not want to keep, certainty may be more valuable than testing the market for a higher offer. If there is no urgency and the home is ready for sale, the open market may give you more scope to maximise the price.
Next, be honest about the property itself. Homes with serious disrepair, non-standard construction, Japanese knotweed, short leases or sitting tenants can still be sold, but they may take longer through a conventional route. The same applies to properties with legal complications, such as missing paperwork or a probate application that is still in progress. These issues do not always prevent a sale, but they should shape your expectations.
Finally, compare the whole outcome, not just the headline offer. An estate agent valuation is not money in the bank. Deduct agency fees, solicitor costs, repairs, mortgage payments, council tax and the cost of any delay. Equally, compare direct offers carefully and ask what is included. A lower offer with no fees, no viewings and a completion date you can rely on may be the better financial and emotional decision for your situation.
Questions to ask before accepting any offer
Before you commit, ask who will actually buy the property, whether the buyer has proof of funds and what could cause the agreed price to change. Find out who pays legal fees, whether you are tied into an exclusivity period and how long completion is likely to take.
For auction sales, ask about the reserve price, entry fees and the consequences if the property does not sell. For direct sales, make sure the offer is put in writing and that there is no hidden charge for withdrawing. Independent legal advice is valuable in any property transaction, especially if you are dealing with probate, debt or a separation.
An unwanted property does not have to remain a problem while you wait for the perfect buyer. The right sale is the one that gives you a realistic price, a clear timescale and enough confidence to make your next decision without the property holding you back.
