How our offers, valuations and the buying process work – clearly set out before you decide anything.

Our offer
Quick Property Sale will make you an initial, provisional offer for your property. It’s based on the market value estimation and online property sales comparables (using both Rightmove and Zoopla property portals).
Should you wish to proceed, we will arrange an appraisal of the property. We will appoint a local valuer in your locality for ease of logistics and access. There is usually only one valuation appraisal, although occasionally a second independent visit may be required to verify that the first valuation figure is correct.
Once the appraisal is returned to us, we can make a formal offer on your property. Depending on the property appraisal/valuation actual outcome and your preferred timescale, we may offer you some different options at this point. You are not under any obligation to go further at any stage.
Costs if you withdraw
We cover the normal costs of buying your property. The one exception is if you agree to sell your property to us and then withdraw from the sale before contracts are exchanged. In that case you will be responsible for repaying the reasonable costs we have already paid out on your sale – for example valuation or survey fees, searches and legal fees to date.
- These will only ever be actual costs we have paid – never a penalty or an administration charge.
- We will give you a written breakdown of the costs, with receipts.
- We will tell you in writing before we start paying out costs on your sale, so you know where you stand.
You will not have to pay any costs if the sale does not go ahead for reasons outside your control, or because of us. For example:
- we reduce or withdraw our offer (for example after the valuation) and you decide not to accept the new figure;
- serious illness, a bereavement or a similar major change in your personal circumstances;
- your lender, a court or a receiver takes over the sale, or the property is repossessed before completion;
- a legal or title problem with the property that you did not know about and could not reasonably have known about;
- damage to the property by fire, flood or another event beyond your control.
We may ask for reasonable evidence of the circumstances. If you think your situation should be treated as outside your control, please talk to us – we will always treat you fairly.
Non-standard or defective properties
Should the appraisal reveal that the property is of non-standard construction or is defective in any way (for example, has subsidence), or is otherwise ‘unmortgageable’ (for example, there is no functional bathroom/kitchen within the property), our formal offer could be either amended or withdrawn.
Repossessions
When we are buying a property that is facing repossession, we will need your full co-operation so we can understand your situation clearly and move quickly. With your signed written consent, we may speak to your mortgage lender and other relevant parties to obtain information about your account and to co-ordinate the sale.
We do not act as your debt adviser, and we do not manage or negotiate your debts on your behalf. For free, independent debt advice, contact MoneyHelper, StepChange or Citizens Advice.
Conveyancing solicitors
Selling any property requires the services of a property solicitor. Your options are to instruct a conveyancer of your choice or use one recommended by us.
The appointed solicitor will be required to have at least two partners and ‘Professional Indemnity Insurance’ (minimum £2 million). They must also be a Licensed Conveyancer or Solicitor based within the UK and should not have any disciplinary proceedings and/or actions registered against them.
Confirmation of the formal offer
We use HM Land Registry to confirm ownership and legal title. Should any adverse issues with the property’s value be raised, it may become necessary for us to make an adjustment to the formal offer.
Exchange of Contracts
Until contracts are exchanged, you are not legally bound to sell your property (although costs may apply if you withdraw after agreeing a sale – see ‘Costs if you withdraw’ above). The exchange of contracts will be carried out by your solicitor, only upon being instructed to do so by you. At this point you will become legally bound by the contracts to proceed. A date of completion will be mutually agreed upon before the exchange of contracts happens.
On Completion
Unless otherwise agreed, your property will be purchased with vacant possession upon completion.
A Realistic Look at Selling Your Property
There are many companies operating in the property-buying sector, some of which you may know as “cash for houses” companies.
It is important to understand that purchasing a property properly is not usually something that happens overnight. While some companies may be able to move quickly, there are still important legal and practical steps that need to be completed before a property can be purchased.
At Quick Property Sale, we take a straightforward and professional approach. We work with dedicated solicitors who handle the legal side of the purchase and ensure that the appropriate legal processes are followed.
We believe that being clear about the process from the outset gives you a more realistic understanding of the timescales involved and helps avoid unnecessary surprises later.
If we are not the right fit: referrals to trusted partners
Occasionally we may not be the right fit for your situation – for example, if your property is outside the areas we cover. When that happens, we may pass your enquiry to one of our trusted partners (another property buyer or property professional) so they can see whether they can help you instead. We only share the details they need to get in touch about your enquiry.
As is common practice (for example with mortgage brokers), Quick Property Sale may receive a referral fee from the partner. Quick Property Sale does not charge you anything for passing on your enquiry. Any partner will explain their own terms, and any costs, before you decide whether to go ahead – and you are under no obligation to proceed with them. If you would prefer us not to pass on your details, just let us know at any time.
