A flat that once felt like a sensible investment can quickly become a source of worry. The rent may be coming in, but so are service-charge demands, repair calls, mortgage costs and the uncertainty of whether your tenant will stay. If you are asking whether to keep renting or sell a flat, the right answer is not always the one that produces the biggest figure on paper. It is the one that gives you the right level of income, certainty and breathing room for your circumstances.
Keep renting or sell a flat: begin with the true cost
Start with the rental income, but do not stop there. A monthly rent of £1,100 is not £1,100 in your pocket. From that figure, you may need to cover the mortgage, letting-agent fees, landlord insurance, service charges, ground rent where applicable, maintenance, safety certificates and periods when the flat is empty.
Then consider the costs that do not arrive every month. A leasehold flat can bring a major works bill, a rising service charge or an unexpected repair to the main building. One boiler replacement, water leak or tenant change can remove much of a year’s apparent profit.
A useful exercise is to look back over the last 12 to 24 months and set out four figures:
- Rent actually received, rather than the advertised monthly rent
- All regular property costs, including mortgage payments and service charges
- One-off repairs, compliance work and letting costs
- The value of your own time spent managing problems
This does not mean every rental must make a large monthly profit to be worth keeping. Some landlords are happy to accept a modest return because they expect the property to rise in value over time. But if the flat is regularly costing you money, or the income no longer justifies the hassle, it is reasonable to question whether holding on still serves you.
When keeping the flat may make sense
Keeping the flat can be a sensible choice when the numbers are stable and the arrangement fits your wider plans. Perhaps you have a reliable tenant, a manageable mortgage and enough savings to deal with repairs without putting pressure on your household finances. You may also want the income for retirement or be confident that the property is in an area with long-term demand.
It can also make sense if selling now would force you to take a loss that you can comfortably avoid by waiting. Property values do move, and a short-term dip does not always justify an immediate sale. The key word is comfortably. Waiting is only a genuine option if you can afford the costs and uncertainty that come with it.
Be honest about the practical side too. A rental property is not passive income when it needs frequent attention. If you enjoy being a landlord, have good systems in place and can cope with the occasional disruption, retaining it may be right. If every phone call from the managing agent fills you with dread, that feeling is information, not something to dismiss.
Signs selling could be the better route
There is no prize for keeping a property that is holding your life back. Selling may be the clearer route when the flat is underperforming, needs more money than you can put into it, or has become tied to a difficult period in your life.
This is particularly common with inherited flats. A property may have been left empty while probate is dealt with, or it may need extensive updating before it appeals to buyers. The family may not want to become landlords, and shared ownership of an inherited property can make decisions harder rather than easier. Selling can turn a complicated asset into funds that can be divided or used where they are needed.
Landlords may also decide to sell because their circumstances have changed. A mortgage deal may be ending, tax benefits may have reduced the return, or a tenant may be leaving at a time when you do not want to find another. If you own several properties, selling one poor performer can reduce debt or release capital without requiring you to sell an entire portfolio.
Other situations are more urgent. You may be facing arrears, redundancy, divorce, relocation or a vacant flat that is draining money each month. In these cases, the question is not simply whether values might improve later (in some areas of England flats/apartments have remained stagnant in value for many years). It is whether waiting could make an already stressful situation harder.
Look beyond the asking price
It is natural to focus on how much the flat could sell for. Yet the highest possible price is only one part of the decision. An estate-agent sale can work well when there is time to prepare the property, arrange viewings and wait for the right buyer. It may not be the best fit if the flat is tenanted, in poor condition, has lease complications or needs a sale by a particular date.
A higher asking price can also be reduced by months of mortgage payments, council tax on an empty property, service charges, repairs and the possibility of a buyer withdrawing late in the process. A sale that takes longer than expected can leave you in limbo, especially if you are trying to buy elsewhere or settle an estate.
That does not mean you should accept the first offer you receive. It means comparing offers on the whole picture: the likely completion date, certainty of funds, fees, property condition, whether the tenant can remain, and how much work you will need to do before completion.
Tenanted flats need a different decision
Selling a flat with a tenant in place can be more complicated, but it is far from impossible. Some buyers actively want a tenanted property because it provides income from day one. Others want vacant possession, which can limit the buyer pool and lengthen the process.
Your legal responsibilities to the tenant remain in place while you own the property. Do not make promises about moving dates before you understand the tenancy agreement and the correct process. If the tenant has been reliable, a sale that allows them to stay may be kinder and more practical than trying to create a vacant flat for marketing.
At the same time, do not let the fear of disruption trap you in an investment that no longer works. A direct property buyer may be willing to consider a tenanted flat, an empty flat or a property needing work, depending on the circumstances. This can remove the need for repeated viewings and may offer a more certain route than the open market.
Selling a tenanted property since 1 May 2026
In England, Section 21 ‘no-fault’ notices were abolished on 1 May 2026 and most private tenancies are now rolling (assured periodic) tenancies. If you want the property empty to sell it, you will normally need to serve a Section 8 notice using the new selling ground (Ground 1A). This requires at least four months’ notice and cannot be used in the first 12 months of a tenancy. Alternatively, you can sell with the tenant in place. The rules are different in Wales and Scotland, so check the latest gov.uk guidance or take legal advice before serving any notice.
Make the choice around your timescale
Put a realistic date next to your decision. If you need money within a few weeks to clear a debt, fund a move or resolve probate, waiting for rental growth or an ideal buyer may not match your needs. If you have no immediate pressure and the flat produces a healthy surplus, you have more room to hold and review.
Try asking yourself two direct questions: if I did not already own this flat, would I buy it as an investment today? And if I sold it, what would the released money allow me to do? The answers often bring more clarity than another evening spent checking local sale prices.
For some people, retaining the flat provides useful income and a sense of security. For others, selling removes a burden, stops a monthly shortfall and creates a clean next step. Neither choice is a failure. It is a decision about what you need from the property now, not what made sense years ago.
If you want to explore a faster sale, Quick Property Sale can discuss your flat, your timescale and the alternatives without pressure. A clear conversation can help you decide whether selling now is the right move, or whether keeping the rental is still working for you.
The aim is not to cling to a property because you feel you should, or sell it simply because the process feels difficult. Choose the route that gives you more control over what happens next.
