About the area
Rugby: a market town with a famous school
Rugby is a market town in the east of Warwickshire, about 11.5 miles east of Coventry and 30 miles east-south-east of Birmingham. It is the county’s second-largest town, with around 78,100 residents in its built-up area at the 2021 census, and it has grown fast in recent years.
A little history
Rugby School was founded in 1567 with money left by Lawrence Sheriff, and it is still the town’s best-known landmark. According to legend, a pupil called William Webb Ellis picked up the ball and ran with it in 1823, giving the game of rugby its name.
The railway turned Rugby into an industrial town. Cement has been made here since 1862, and engineering firms such as British Thomson-Houston, later part of GEC, employed thousands. Rugby Radio Station opened at Hillmorton in 1926; its masts came down in 2007, and the site is now the new Houlton neighbourhood.
Getting around
Rugby station is on the West Coast Main Line, with fast trains to London Euston and to Birmingham and the north-west, which makes the town popular with commuters.
Junction 19 of the M1, junction 1 of the M6 and the M45 are all close to the town, so it is well placed for the motorway network and for the logistics firms based nearby. The Hospital of St Cross serves the town.

Homes in Rugby
Rugby’s steady growth has left a broad mix of homes, each with its own points to consider when selling:
- Victorian and Edwardian terraces. Streets of terraces near the town centre and in New Bilton, built as the railway and engineering works grew. They are popular with first-time buyers and landlords, but often need updating.
- Post-war estates. Family homes in Overslade, Brownsover and elsewhere, many of them former council houses. Some were built with non-standard methods that some lenders look at closely.
- Suburban family homes. Semis and detached houses in Bilton, Hillmorton and Dunchurch, many inter-war or post-war.
- New estates. Large developments at Houlton, Cawston and Coton Park. Estate management charges, leasehold terms and the remaining years of a new-build warranty are worth checking.
- Village homes. Cottages and family houses in the surrounding villages, where buyers can be fewer and sales take longer.
Every property is different. Condition, construction, tenure and paperwork all affect who can buy it and how long it takes.

Why choose us?
A local buyer you can speak to directly
We’re not a national “we buy any house” company. When you call, you speak to Doug - the person who will look at your property, make you an offer and see the sale through. We’re based in Catshill, near Bromsgrove, and we buy across Rugby and the rest of Warwickshire.
We’ll explain the process clearly, answer your questions honestly and keep you informed throughout. If we’re not the right fit for your situation, we’ll tell you.
There are:
- No estate agent fees.
- No chains.
- No hidden charges.
- No obligation to accept our offer.
Your circumstances
When a cash sale might suit you in Rugby
Lots of Rugby homes sell well through an estate agent, and if your home is in good condition and you have time, that may be the best route. A cash buyer is more useful when something makes the usual route harder:
- Competing with new-builds. When new homes nearby come with incentives, an older home that needs work can be harder to sell. We buy homes in any condition.
- Ex-council and non-standard homes. If your home was built with a method some lenders won’t accept, many buyers can’t get a mortgage on it. We don’t need one.
- Inherited homes. Executors may need to look after an empty house while probate is granted. Our page on inherited property explains the options.
- Rented homes. We can buy with tenants in place, and landlords with several homes can read about selling a portfolio.
- Mortgage arrears. If payments are getting on top of you, speak to your lender early and get free, independent advice, for example from MoneyHelper. Our stop repossession page explains how a sale can help.
- A relocation. A new job, a family move or a separation can mean you need the sale finished by a set date.
A fast cash sale won’t suit everyone. A cash buyer will usually pay less than the full open-market price in return for speed and certainty, so look at your options first. We’ll always be honest with you about them.
Local knowledge
What affects a property sale in Rugby
However you sell, a few practical points tend to make the most difference:
- Condition. Repairs, damp, old wiring or an old boiler affect both the price and who can buy.
- Construction type. A non-standard build can rule out some lenders and narrow the market.
- Location. A terrace near the station, a family home in Bilton and a new-build at Houlton attract different buyers.
- Tenure and charges. Leasehold houses, flats and estate charges are checked closely by buyers’ solicitors.
- Your timescale and priorities. The best price, a certain sale, speed or the least hassle. Most people have to choose.
Knowing Rugby helps us size up a property quickly and give you a realistic answer, but every offer still depends on the home itself.

Frequently Asked Questions
Do you buy houses all over Rugby?
Yes. We buy across the town, including Hillmorton, Bilton, New Bilton, Brownsover, Overslade, Houlton and Dunchurch, and in nearby villages.
Do you buy newer homes on estates like Houlton?
Yes. Let us know about any estate charges or leasehold terms and we’ll take them into account in our offer.
Do you buy ex-council houses?
Yes, including homes of non-standard construction that can be hard to sell to buyers who need a mortgage.
How quickly can you buy my Rugby home?
Because we’re cash buyers, there’s no mortgage or chain involved. The legal work decides the timescale, and we’ll work to a completion date that suits you.
Are there any hidden costs?
No. There are no estate agent fees and no hidden charges when you sell to us.
Is a quick sale always best?
No. If you have time and your home is in good condition, an estate agent may get you more. A cash sale suits people who value speed and certainty. We’ll talk it through with no obligation.
Still unsure?
If you’re thinking about selling your Rugby home but aren’t sure it’s the right move, we’re happy to talk it through. We’ll explain your options clearly and confidentially.
